Energy-efficient renovation of buildings

The specific time in which we live is reflected in the construction and renovation of buildings, with a trend towards sustainable solutions resulting in energy efficient buildings, whose aesthetic emphasizes their perfection and individuality. The façade is the element that creates the first impression of a building. In the development of façade systems we not only focus on their technological and visual perfection but also on ensuring lasting customer satisfaction. When planning, our primary goal is to emphasize the positive features of the built-in materials, while at the same time taking into account the rules of the profession. The correct use of the built-in materials and their combination enable us to achieve superior visual effects and maximum service life.

Both construction and renovation can be performed very quickly, without diminishing their quality. The final elements of the façade allow the use and combination of different materials. Their treatment can be adapted to the client’s aesthetic requirements, which further emphasizes their individuality.

The design of the façade systems enables their usability in the broadest sense. Façades can be installed on any type of wall – whether it is an old or a newly constructed building. Due to their flexibility and design features, they are also suitable for use in the construction of individual and public buildings.

Armat façade systems offer excellent physical properties. As much as possible, they follow the modern goals of emphasizing thermal insulation, air tightness, and openness of the façade cladding to vapour diffusion, which enable a great ratio between the heat gain and loss, while at the same time their design impacts the quality of the climate control in the building and creates a pleasant and healthy living environment. The systems also follow the desired transition to a low-carbon society.

Essential characteristics of Armat façade systems
  • Excellent protection against frost and summer heat – reduces the heating/cooling costs.
  • Outstanding sound insulation – prevents the passage of sound from the outside into the building and vice versa.
  • The ability of allowing the vapour to diffuse through the façade cladding positively impacts the feeling of well- being in the room.
  • The façade does not overheat (phase delay time) – pleasant temperature in the room.

If measures for decreasing the energy losses are implemented, energy-efficient renovation of a building presents a long-term investment in terms of human life, which enables major savings in terms of reduced operating costs.

Investment and savings – reduced operating costs

The annual energy balance for an apartment building (following the methods for LEH and PH) shows the following values:
The existing calculation for the heat consumption of the average apartment building is 166 kWh/m2a.
The basic renovation of the façade cladding can decrease the building's annual heat requirement (-40%) to 95 kWh/m2a.
In case of an improved renovation, we can achieve an additional reduction (-35%) to 63 kWh/m2a.
Using effective local ventilation we enable the transfer into the LEH class with a final value of 38 kWh/m2a.

The economic evaluation of energy-efficient renovation scenarios shows that after 40 years of operation of an apartment building, the investment in the basic construction renovation should be made, in the amount of approximately 75 €/m2. If we want to get closer to the current construction state of practice in terms of thermal characteristics, an additional investment of 20% leading to the final amount of 90 €/m2should be made. To reach the LEH characteristics, an additional investment in the ventilation system should be made, which amounts to approx. 25 €/m2.

Efficient renovation reduces the required installed power of the heating appliances by a factor of 3. Consequently, this reduces the need for future investments in the renovation of the heating system and the use of the energy source. All this “reduces” the investment, while on the other hand the annual operating costs are “reduced” by almost 0.5 €/m2. Thus, the corrected period for the return on the renovation investment is 7 years. Finally, we would like to emphasize some other aspects that can significantly influence the decision on the method of renovation implementation:
Increase of the real estate value – in the example illustrated above, the (LEH) renovation increased the price of the apartment from 1.500 €/m2 to at least 1.600€/m2 (approx. 7%), therefore, the investment for the entire renovation (construction work on the cladding and ventilation) is already covered.
Each renovation improves the parameters of well-being in the living spaces. The temperatures on the internal surface of the external walls are lower, the temperature for heating is reduced, and the air quality in the building is improved.

The energy-efficient renovation of buildings, which decreases the energy consumption by at least a factor of 4, is the only basis for considering the minimal scope of implementing those measures on buildings. The final result of the optimized design of the entire renovation is between factors 4 and 10, depending on the specific parameters of the analyzed building. To achieve optimal effects, modelling of different renovation variants and their evaluation should be performed.
